The Nicholasville Planning Commission is charged with creating and enforcing land use plans for property within the city's limits and future expansion. As required by statute, the commission has developed and maintains a comprehensive plan. The most recent update to the plan was made in 2002.

Nicholasville's plan has seven primary goals:
  • Ensure that present and future residents of Nicholasville have healthy, attractive, and adequate residential and work areas.
  • Expand the economic base of the city of Nicholasville by encouraging present and future industrial and commercial development.
  • Create a central shopping district configuration, using Main Street (US27) as the connecting artery, which will be a desirable and attractive place in which to shop and where congestion will be at a minimum.
  • Deal creatively with the transportation system within Nicholasville by improving accessibility within the city as well as to and from the city.
  • Preserve and maintain, so long as it is feasible, the physical reminders of Nicholasville's heritage as the county seat and largest city in Jessamine County wherever they may be found.
  • Plan proactively for the expansion of schools, recreation and parks, fire protection, and the water and sewer systems in concert with and in anticipation of growth.
  • Allow commercial, professional office, and industrial development along the Bypass.
Committee Structure
The Planning Commission is comprised of ninemembers and the Board of Adjustment has seven, all of which are appointed by the mayor and approved by the City Commission. Planning Commission meetings are held the 4th Monday of each month at 7:00 p.m. Board of Adjustment meetings are held the 2nd Monday of each month at 7:00 p.m. Both meetings are held at City Hall and are open to the public.

Responsibilities of the commission include enforcing zoning and building codes, oversight of new subdivisions and infrastructure development, flood plain enforcement, community rating systems, and other related areas.
